Property Assessments

Property assessment determines the value of your property for taxation purposes. Assessments are prepared each year by a qualified assessor in accordance with provincial legislation and are used to calculate your property tax.​

Each assessment roll lists properties and their assessed values for the applicable tax year.

What Property Assessment Means

Property assessment reflects the market value of your property as of a legislated valuation date. It helps determine how much property tax you pay relative to other properties in the municipality. Assessment processes aim to be fair, transparent, and compliant with provincial standards.

  • Assessment Review Request - If you have questions or concerns about your assessment, you are encouraged to contact the assessor first. In most cases, errors or misunderstandings can be resolved without filing a costly formal complaint.

Assessment Complaint

  • Assessment Review Board Complaint  - Use this form to request a review if you disagree with your assessment.
If you continue to disagree with your assessment after speaking with the assessor, you may file a formal complaint with the Assessment Review Board.
  • The complaint deadline is shown on your assessment notice
  • Complaints must be submitted by the stated deadline
  • Filing a complaint does not stop taxes from being due
Most concerns are resolved before reaching the Assessment Review Board.

​Property Assessment – Frequently Asked Questions

How to Read Your Assessment Notice
Your assessment notice shows the assessed value of your property as determined by the municipal assessor. This value is used to calculate your share of municipal taxes and is based on legislated valuation methods and dates set by the Province of Alberta. The assessed value is not necessarily the same as the price you could sell your property for.

​Assessment vs. Tax Explained
​Property assessment determines how your share of taxes is calculated, while Council sets the tax rates each year through the municipal budget process. Changes in assessment do not automatically mean your taxes will increase or decrease.

​Why is my assessment different from market price?
Assessed value is based on provincial legislation and standardized valuation methods, using a legislated valuation date. Market conditions, individual sales, or listing prices may differ from assessed values, which are applied consistently across all properties for taxation purposes.

​Can I appeal my assessment?
​Yes. If you believe your assessment is incorrect, and after contacting the municipal Assessor, you may file a complaint with the Assessment Review Board within the legislated complaint period. Information on the review process and required forms is available on this page.

​When are assessment notices mailed?
​In the Summer Village of Rochon Sands, assessment notices are mailed together with the annual property tax notices in May.
