TIPP
TIPP simplifies your tax bill, allowing you to pay your property taxes on a monthly basis instead of one payment in June. Payments are automatically withdrawn from your account monthly. TIPP makes budgeting easier and helps you avoid the risk of penalties. There are no extra fees or interest charged. If you would like to be put on the TIPP program, please fill out the application below and return it to the office.

How TIPP is Calculated
1. Initial Monthly Payment Estimate (January–June)
Continuing TIPP into 2026
If you stay on the TIPP program, it continues into the next year automatically (unless you cancel). Here's what happens:
January to June 2026 Payments
1. Estimated Based on 2025 Taxes
Tax Notice Issued Mid-Year (May or June)
When the actual 2026 tax bill is issued (based on updated assessments and tax rates), the TIPP is adjusted again and the cycle starts all over.
July to December 2026 Payments
2. Adjustment Based on 2026 Final Tax Amount
Notes
- The monthly payment is based on the previous year’s total property tax bill.
- Divide the previous year’s total tax by 12 months.
- 2024 total property taxes: $3,600
- Monthly TIPP payment (January–June): $3,600 ÷ 12 = $300/month
- When the new property tax amount is finalized (after the tax rate and assessed value are confirmed), the monthly payments are adjusted to reflect the actual amount due for the current year.
- The amount already paid from January to June is subtracted from the current year’s total tax.
- The remaining amount is then divided by the remaining months in the year (July–December = 6 months).
- 2025 total tax: $3,900
- Amount already paid (Jan–June): $300 × 6 = $1,800
- Remaining balance: $3,900 – $1,800 = $2,100
- New monthly payment (July–December): $2,100 ÷ 6 = $350/month
Continuing TIPP into 2026
If you stay on the TIPP program, it continues into the next year automatically (unless you cancel). Here's what happens:
January to June 2026 Payments
1. Estimated Based on 2025 Taxes
- The municipality doesn't yet know the final 2026 tax amount in January, so they estimate based on the final 2025 tax.
- The monthly amount from January to June 2026 is calculated using the 2025 total tax.
- 2025 total tax: $3,900
- Monthly payment: $3,900 ÷ 12 = $325/month
- These payments continue for the first 6 months of 2026:
- Jan–June 2026 payments: $325 × 6 = $1,950
Tax Notice Issued Mid-Year (May or June)
When the actual 2026 tax bill is issued (based on updated assessments and tax rates), the TIPP is adjusted again and the cycle starts all over.
July to December 2026 Payments
2. Adjustment Based on 2026 Final Tax Amount
- Let’s say your 2026 taxes increase to $4,080
- You already paid $1,950 (Jan–June)
- Remaining balance: $4,080 – $1,950 = $2,130
- Divide that over the remaining 6 months:
- New payment (July–Dec): $2,130 ÷ 6 = $355/month
Notes
- No penalties or interest are applied if you’re on TIPP and your account is in good standing.
- If you stay on the TIPP Program and unless you cancel, the monthly payments will be adjusted automatically in January and July.
